Apartment attached to a 200 year old farmhouse with views of the river, gardens, and our sweet farm animals. Only 20 minutes to Burlington and close to ski areas and bike paths. Porch on front and back with comfy seating area. We offer a grill, fire pit, and an outdoor pizza oven. Private access to the river for canoeing, kayaking, and fishing. Private yoga classes available on the docks or in the gardens. If you are looking for comfort and tranquility this is the property for you.

Enjoyable stay
We enjoyed our time here. Peaceful setting with beautiful views all around. Fun to look out back and see the goats and chickens! A little more on the rustic side, but we expected that. We had everything we needed. Plenty of towels and supplies were provided. Everything worked the way it was supposed to. Great base for exploring Lake Champlain Islands. The hosts were friendly and responded quickly when we contacted them. If you’re looking for a country retreat experience, this is it!

A great experience at the Chittendon farmhouse
The farmhouse on the Lamoille river was a relaxing and memorable experience. Everything we needed was provided: A well-stocked kitchen with many utensils, extra blankets, and a super comfortable bed, (we both slept great!). And the views were amazing! The sunroom looked out to the back gardens with a view of the goat pen and chickens (delightful entertainment for both of us). Our host, Jessica planted over a dozen types of sunflowers in a beautiful range of colors all around the property. The front of the house faces the river and that view is amazingly tranquil. All these pastoral characteristics added up to a much appreciated peacefulness which allowed us to decompress and leave the farmhouse refreshed.

Great experience at the historic farmhouse
The farmhouse on the Lamoille river was a relaxing and memorable time for us. Everything we needed was provided and more. The kitchen was well stocked, the bed was super comfortable, (we both slept great!), the sunroom looking out over the back gardens had a view of the goat pen and chickens (delightful entertainment for both of us). Our host, Jessica has planted over a dozen different types of sunflowers around the property from large to small, and in a beautiful range of colors. The front view of the river was amazing. All these pastoral characteristics added up to a much appreciated peacefulness which allowed us to decompress and leave refreshed.

The farmhouse was just as advertised. It was nice to sit in the back room, looking out, the big windows overlooking the goats and watching the free range chickens. Jessica was very friendly and accommodating and a pleasure to visit with. The only suggestions I might have would be to provide a broom dustpan to sweep up what we tracked in. Also, possibly investing in a sleep, number bed to accommodate various preferences on mattress firmness. The queen bed provided was very much on the soft side. Overall, I would definitely stay at the farm house when visiting the area. It was the most enjoyable weekend visiting family members in the area.

Clean farmhouse retreat
This property is clean and cozy. The farm animals are a nice addition. The host has all things you need and more. Loved the fresh flowers and spices. Brought our dog as well and plenty of space to walk him. We will be back!

Our second stay
We were happy to be able to book Jessica’s place again because we had stayed there before. It is much roomier than having to stay in a hotel room. Quiet but close to Burlington and the islands. Restful area with their goats and chickens. Scenic with a river across the street. Jessica was a great host. We plan to book again.

Great location with easy access to surrounding attractions
We had a wonderful experience at this farmhouse location with easy access to mutiple surrounding attractions. Jessica greeted us with a smile upon arrival. She and her husband, Chad proved to be a most pleasant and accommodating couple. The rental was dutch clean, and there was plenty of amenities on site. The bed was quite comfortable and the property was quiet. We recommend this rental for anyone interested in visiting the area.

Absolutely Perfect!
We had such a great little getaway here! The hosts were very present & so kind! We loved watching the birds with Chad & feeding the chickens and goats with him. It was also so nice to see how much care Jessica put into her home & gardens! gorgeous property and adorable animals!
The location is absolutely gorgeous and the land behind the apartment was very fun to explore. The animals are indeed quite sweet and the apartment is cozy and lovely. I would absolutely recommend this place to anyone looking for a quant little getaway--we had a wonderful time. We were in town for the eclipse, and had booked the listing really early. The host seemed a bit salty about us reserving before the price spiked, which was a little uncomfortable, but she was very kind and accommodating. Our only qualm was that we got a bunch of pizza making supplies for the outdoor pizza oven and it wound up being down during our stay.

Chill spot, close to Burlington, cute goats
We had a wonderful NYE weekend. We've done Boston for several years but figured we'd change it up. We saw the Shelborne Lights and the fireworks in Burlington. Spent one day just lounging about watching the antics of the geese and goats. And despite the warnings, the chickens/rooster did not wake us. At our age, it'll take more than a 5lb raptor to wake us!

Vermont first timers
We didn’t want to stay in a typical hotel to celebrate our anniversary. We loved the farmhouse apt. and especially the farm animals we woke up to. We felt like we were in our own hallmark movie. Burlington anniversary weekend
My husband and I spent a lovely Columbus Day weekend at Riverwatch. Due to the heavy traffic we arrived later than expected and Jessica and Chad were waiting for us on the porch with lights on. Riverwatch is exactly what you see in the pictures. Its quaint and charming. It was fun watching the goats and chickens. The apartment is perfect for 2 people for a weekend getaway or a longer stay. We were taking the Champlain dinner train and Burlington is a quick 20 minute drive. The kitchen and bathroom is stocked with everything you need. My husband loved the vintage Frigidaire! The bed was comfy and the rooms spotless. Its very expensive to stay and eat in Burlington. It rained all day Saturday and we loved having our own place to cook and relax. You cannot get that homey feeling at a hotel. We loved staying here and highly recommend Riverwatch for travelling and touring the Burlington area. Thanks Jessica and Chad for sharing your home. We definitely will stay again!

Incredible Vermont stay!
We LOVED our time here! Peaceful/serene/quiet place. A lovely apartment attached to a century house. Spacious with every needed amenity and nice historic touches as well. There were very friendly goats/ducks/chickens on the property that our daughter LOVED visiting. Pleasant river views across the street. Very communicative hosts who were wonderfully friendly in person. Great libraries of both genuine literature and things to do in the area inside. The only *slight* frustration that wasn’t really an issue given everything to do was the wifi frequently dropped all of our devices. The only other negative thing I could possibly say is we didn’t book nearly enough time here! I truly can’t speak highly enough about this property and especially the hosts and we hope we can return for longer soon.

Lovely!
I stayed at this lovely property, with my dog, for two nights. Jessica and Chad were friendly and helpful. The farm is across the street from the beautiful Lamoille River, and from splendid sunsets. I got a kick out of watching the goats and chickens in the farm pen behind the apartment. I had a cozy, relaxing stay. Everything was just right! I highly recommend it!

Could not wait to leave there!
The apartment was definitely not well cleaned. I took pictures that I will send later. There was tons of dust and spider webs etc. I dont know why we paid a cleaning fee, it clearly was not cleaned well, the bathroom and bedroom were gross. The toilet is up on a high narrow platform and if you are short you have no where to put your feet. It was so uncomfortable The shower is just a stall and the shower head was rusty and water did not even come out of all the holes. The couch was like sitting on a piece of plywood. It was so uncomfortable. I asked for extra bath towels because we were only given two. The owner basically accused me of being a liar and insisted she had checked earlier in the day and there were 5 bath towels. She came over 5 or so minutes later and apologized and said she had forgotten to take them out of the dryer but by then I was pretty ticked. I asked her to reset the router because my phone kept losing internet service and she agreed to do so after saying they had upgraded to the fastest speed or something to that effect. When you walk out of the apartment you have no choice but to walk past their door. There really wasnt much privacy because someone always seemed to be coming and going. There was no door in the bedroom, just a curtain that you couldnt even open cause it wouldnt move on the rod. There were no curtains on the front door nor the windows in the area with the kitchen table. You were basically on display for anyone who was in the yard.
