Enjoy the serenity of the woods from the back deck of this home just steps away from all the action at Massanutten Resort. This house has a great view of the ski slopes in the winter! Curl up in front of the fireplace, or enjoy the view from the cozy loft. The downstairs recreation room with its pool table and kitchenette makes a great place for the teenagers to hang out.

All linens for bedding, towels and washcloths are provided. Paper goods such as toilet paper and paper towels are provided. The kitchen has dishes, cups, utensils, cookware, microwave, and coffee maker. Simply bring your clothes, toiletries and food. Washer and dryer are available.

The home has a driveway that easily accommodates 3-5 vehicles, and additional vehicles can park off the street or in resort parking lots.

SURROUNDING AREA Downtown Harrisonburg and James Madison University are 15 miles from our home. Explore the fantastic restaurants, museums and shops downtown. The Shenandoah Valley offers many attractions including caverns, wineries and breweries. The closest Shenandoah River access is only 10 miles from the house. Enjoy tubing and kayaking during warm weather. The Swift Run Gap entrance to Shenandoah National Park, Skyline Drive and The Appalachian Trail is only 15 miles away and offers excellent hiking opportunities.

This home is not affiliated with Massanutten Resort. However, it is located inside the community of Massanutten and minutes from skiing, snow and grass tubing, ice skating, two golf courses, indoor/outdoor water park, mountain biking, ziplining, putt-putt, go-karts, tennis, swimming, fishing, parks and more! You'll also have access to 30 miles of hiking trails. The pool is a community pool for the private homes in Massanutten. It is available for use by our guests from Memorial Day through Labor Day for $6/person/day (subject to change). Pool availability is subject to, and at, the discretion of the Massanutten Property Owner Association. Tennis courts are also located by the pool. Most Resort activities are available to our guests for an additional fee and should be booked online before your arrival, through Massanutten Resort's website. **Please note some activities may sell out in advance, especially on holidays and weekends. We cannot guarantee access to the amenities and amenity closure/availability is not a refundable cancellation reason.**

This home is part of the Massanutten Property Owners Association (MPOA) and is governed by its rules and regulations as well as federal and state laws and ordinances.
This is a residential community - please respect the community and the neighbors and know your nearby neighbors may be full time residents.
*Please review the HOA Rules below and in your rental contract when you sign.

Quiet hours are from 10 PM to 8 AM during which time the noise from the house shall not unreasonably disturb adjacent neighbors.
No excessive noise at any time, as judged by MPOA or its assigned agents.

This home has designated parking (a driveway). All tires must be off the roadway if parked on the road.
Do not block fire hydrants.
Do not park in front of another property without written approval from VPMS.
There is an overflow parking area if needed, located at 4007 Peak Drive, Massanutten.
Buses, campers, and RV's may not be parked at houses or along neighborhood roads.
Parking rules violators may be subject to having their vehicles towed.

No open fires permitted in Massanutten.
This is a high wildfire risk area!
Fires are strictly prohibited at this property except in the designated fire pit provided.
A spark screen must be used at all times and the fire may NEVER be left unattended.
Fire pit may not be used during quiet hours of 10 PM to 8 AM.
Firepits and grills may be restricted during local emergency conditions.
Check MassanuttenVillage.com or electronic sign at entrance to the Resort for updates.

No illegal substances are permitted at the home and open containers of alcohol are prohibited on any road or common area.

Pre-approved dogs are required to be on a leash when outside.
You must clean up after your pets.

All Trash must be taken to the dumpsters located at 4007 Peak Drive, Massanutten, at check out.
A minimum fee of $75 will be assessed if trash is not removed.
Trash may not be left outside the home as it will attract wildlife which could endanger you and damage the property.
Trash should be removed regularly.

***Pre-Approved Dogs are allowed for a $100 per-dog fee (plus tax), maximum of 2 dogs.

*This home is located in the woods. You will likely see insects (including some that fly) and arachnids.
Please be aware they may come inside when doors are opened, especially when lights are on inside.
*Please note that package delivery is not available at Massanutten homes.
*We are not able to honor early check in or late check out requests.
*We require a signed rental agreement within 24 hours of reservation to avoid potential cancellation of your booking - this is sent via StreamSign to your email on file.

Please don't put food down the garbage disposal
No smoking inside the house. Smoking in the house will incur a $750 fine. Smoking is allowed outside of the house, but all butts are to be cleaned up and safely removed.
Fires are strictly prohibited at this property. You are not allowed to build a campfire or use a firepit/barrel. A minimum fine of $700 will be assessed to cover local fines as well as any direct damage/cleanup expenses will be billed back.
This home has a gas grill - Charcoal is not allowed. If you use charcoal in the gas grill you will be billed for damages (including but not limited to a new grill.)
If any items are unplugged from an outlet or device (like a tv), please be sure to plug it back in before checkout

Turn off all lights when leaving the property
Please read the checkout instruction on the refrigerator and in the Welcome Book. Note that check out is at 10 AM.
Interior locked closets are off limits to guests
Only registered guests are to be in the house
Leave the doors and windows closed if the heat or AC is in use.
Trash must be taken to the dumpster near the house at check out. A minimum fee of $75 will be assessed if trash is not removed.
*Package delivery is not available at Massanutten homes.
**Construction beginning next door in June 2024 - with any new construction there could be noise associated with the work. Working hours are from 7am-8pm for potential noise

Pet Rules
-We are not able to host puppies under nine months old and/or any dog that is not housebroken.
-Pet waste needs to be cleaned up promptly and disposed of properly.
-Must be crated when in the house alone.
-Stay off all furniture.
-Must have advance notice of pet on property.
-Can not be left alone outside.
