Welcome to the Tuscan countryside!
Our stone farmhouse sits on a hillside in Chianti, just 15 km from the center of Siena. We invite our guests to relax in the garden, take a walk on our 25 acres of private woods, and take in the view of the Chianti hills from the private pool.
The house sleeps 10 people in 5 comfortable, spacious bedrooms with exposed wooden beam ceilings and terracotta floors. All the 5 bedrooms have AC.

The pool is for your exclusive use.

Heaven!
The best hide away. Total sanctuary from today’s world. Our adult family had a wonderful week staying at the house, enjoying the space and peace. It’s hidden away down a very bumpy lane. I suggest no low cars if you are lucky enough to visit. An excellent base from which to explore Tuscany. The property is beautifully restored and very well maintained. It is surrounded by olive and fig trees with its own herd of deer who normally appear late at night to chomp on the grass. If you love being embraced by nature this is the place for you. Thank you to the wonderful (& extremely helpful) owners for sharing.

Wonderful, memorable Tuscan vacation!
Our family of 6 (4 adults and 2 kids) had an incredible time at this property. Clean, spacious well-appointed home with the most stunning panoramic views over the Tuscan hills, and lovely pool area. The hosts warmly welcomed us at check in and had even left us a homemade chocolate cake which was incredible. The home was very clean, each bedroom was very spacious and equipped with AC, and it is very isolated so we appreciated the tranquility and privacy. A car would be a must to stay at this property in our opinion, given the remoteness. Siena was an easy ~20 minute drive and grocery stores/pizzerias/etc are about 15 mins by car. We have to give a special thank you to the host, Cristiano. One person in our group fell quite ill during our week there and not speaking the language, we reached out to Cristiano and he was such an incredible help, I don’t know what we would’ve done without him. He went above and beyond helping us see a doctor and we are so thankful! We had such a fantastic time and would return again in a heartbeat. Thank you Simonetta and Cristiano.

We loved this 100 year old farm house surrounded by olive trees and wineries. Beautiful views and it was wonderful starting a fire in the huge fireplace. We loved it.

Awesome Villa
Dream vacation in Chianti. 1000 year old farm house with everything we needed. Tuscan hilltop with beautiful views. Our hosts drove from Rome to meet us and showed us everything in the villa to get started. Eight family members were very comfortable. Be prepared to drive 10 -20 minutes for restaurants and groceries.

What a wonderful location!
This location is absolutely perfect if you want quiet and distant rural views. It was hot while we were there so the pool was a beautiful necessity. Siena is nearby, and local restaurants are even closer. To be able to walk to two vineyards for wine tasting was an added bonus. Our hosts were a delight to deal with throughout the two and a half years that it took us to complete this trip. We cannot recommend it highly enough - fantastic!

A Dream Vacation
Don't hesitate to reserve this property! We just returned from a wonderful stay with our 5 children for a week in Tuscany. The property was exactly as pictured and a true dream location in the Tuscan hills, yet close enough to Siena for easy day trips. The house was immaculately clean and everything worked perfectly. The hosts were warm and welcoming. We would love to visit again someday!

A week in Tuscany
Although Pievascatia is hard to find it is very centrally located for visiting anywhere in Tuscany. The home / villa is ideal. Quiet, quiet, quiet!!! All the privacy you could want. The views from all the rooms and pool deck are fantastic!! Vistas of vineyards and olive orchards greet you in every direction. Inside the villa you will not lack for space. Each of the 5 bedrooms are quite large and with 3 bathrooms there should not be any problems. We enjoyed a great week in Tuscany. Make sure that the Siena Duomo is on your list of things to-do. Ciao

Countryside Oasis
We were visiting Tuscany for winery visits associated with my business. While this property was a bit out of the way, the views and the space were wonderful and we enjoyed preparing some of our own meals and relaxing by the fire. Utilities in Italy are very expensive and the final bill must be paid in Euros directly to the owner. Other than that-it was great!

Wonderful week in Tuscany!
We had a lovely stay at this beautiful home in Tuscany! We enjoyed the pool immensely with its amazing view. The house is large and well equipped, with spaces for coming together and plenty of room to retreat as well. The location was perfect for us. We spent long days by the pool and then ventured out for dinner in Siena, San Sano, Radda in Chianti, Greve in Chianti, and a few more local places as well. We enjoyed being a little further out, so that the kids could be a little noisy without worry that we would bother anyone. But we still felt it was easy to venture out to our favorite Tuscan towns. Simonetta and Cristiano were certainly kind and welcoming as well. Thank you for a lovely holiday and we hope to see you again!

Beautiful Rustic Villa in Tuscany
The property was even better than advertised. Location was 20 minutes outside of Siena but in a beautiful rural setting. Home was immaculate and very well appointed for our stay. We had 8 people and we had plenty of room to relax and spread out. Outdoor area was beautiful, pool area was very inviting and a great option when we wanted a day to relax. Scenery was amazing and every room had beautiful view of the Tuscan hills and the beautiful property. We would highly recommend this as a place to stay in Tuscany as it was 45-1 hour away from all the great places to visit in Tuscany: Florence, Siena, San Gimignano, Moltipuciano, and Cortona. Hosts were very welcoming and responsive to questions and communication. We would love to go back now!

We were very impressed with Villa Simo. The location was magnificent, with views that we will remember forever. Simonetta was a perfect hostess and always available for contact. Wonderful place to stay!
Everything was excellent from the start. Spacious, clean and comfortable. We had all the amenities we needed. The views are spectacular from every room. Fireplace in cool weather and the pool in hot weather make this a year round treasure. Pre-arrival communication with Simonetta was easy and efficient and she greeted us graciously upon arrival. We were always able to get in touch with her throughout the stay. The arrival day meal she prepared was fantastic. The location is perfect with sculpture park, art museum, wineries and restaurants minutes away. When it was time for us to move on, we were sad to leave our wonderful Tuscany home. We will surely return and recommend to anyone looking for a quiet, beautiful Tuscany Villa.

Beautiful house in a Chianti picture-perfect surrounding
The house is very spacious and served us (family of six adults and a baby) very well. As a family that enjoys cooking together in house, we found the kitchen and dining room well equipped. The pizza oven outside was very tempting but we didn't get the chance to fire it up. The Bedrooms are big compared to other houses we stayed in, with rustic atmosphere Toscana style. Simonetta is a lovely host and was gracious to wait for us till midnight due to a late flight. Thank you for sharing your house with us!

Stunning location and great accommodation
The location is faultless and we had fun with many features of the property- the open fire in the living room, the outdoor pizza oven, the olive groves to wander around. It was April so the pool wasn’t quite open but we knew that before booking. Great bedrooms and a fab dining space. We were offered a banquet on the second night (additional cost) and after seeing the menus on offer decided to go with it... it was wonderful- great food and a lovely experience. Amazing Tuscan farmhouse
We recently stayed here for a week's holiday. We loved the farmhouse. It had everything we needed for our family of 6. Simonetta was very easy to work with. She answered all of our questions quickly and was at the property to greet us and show us the home. She even cooked us an authentic Italian dinner the first night there. The food and hospitality was like we had never experienced!!!! We plan on visiting again!!!!

Stunning situation, beautiful villa
The villa is beautiful, spacious and well-equipped for a party of 8. The kitchen has everything we needed to cook and the dining room was comfortable for evenings spent lingering over food and wine. Lots of wood roundabout made good fires to warm the chilly evenings in October. Siena 20-30 minutes away for supplies. Simonetta met us at the property and was very helpful. The best thing is the view. The villa stands on a hillside overlooking the beautiful Tuscan countryside

Amazing Tuscan home!!
Cannot say enough about this property. Simonetta was very responsive - both prior to traveling and during our stay. We stayed Oct 6-13, paid extra to keep the pool open (as many homes in Tuscany close their pools by this time of year) and would highly recommend to anyone thinking about this to do it - the pool area is fabulous and the views are exactly as Simonetta has posted. The home had everything we needed for a week in Tuscany - kitchen utensils, coffeemaker, etc. The rooms have wonderful views of the rolling vineyards and are very spacious. Bathrooms were fully equipped with towels, hairdryer and were very clean. We did not use the wood fire cooking area other than to sit out and drink wine at night, but it is a nice area to sit as once the sun goes behind the hills (around 5PM this time of year) the front side of the house still has sun and is nice and warm. The nearest winery is Toliani. It is walking distance and the people are wonderful. This home requires a car. Restaurants are anywhere from 5-15km away depending on what folks like. We found plenty of restaurants within this area and driving was not that bad - as advertised Italians drive crazy - but it is all a part of the experience!! Note- with regards to dining - as a midwest american we tend to eat dinner around 6PM - all restaurants in this area close from 3-7PM and they resume dinner at 7 - purely something to think about when planning your days. We rented a car in Rome and drove about 2 hours up to this home. From this home Firenze was about 80min drive, Pisa about 2 hours. All in all and amazing vacation at a fabulous villa in Tuscany!!
